Suites open for move-in on January 1, 2027. Here is how leasing works, the house rules everyone agrees to, and how to get on the list.
Leasing in four steps
Every resident has their own individual lease. Your rent is your rent, and no one else's move-out affects you.

- Tour & applyWhen leasing opens, we contact the list in sign-up order to schedule a tour and application.
- Sign your leaseSign your own individual lease and the house rules addendum, then pay the $500 deposit.
- Move inGet your digital lock code and parking assignment, and settle in.
House rules
Co-living works when everyone respects the home and each other. These are the basics. The full House Rules Addendum is signed with your lease.
Single occupancy
Each suite is for one adult. No one else may live in or stay in your suite.
Guests
Day guests are welcome between 10 a.m. and 7 p.m., up to 10 days per month. Absolutely no overnight guests.
No pets
No animals of any kind on the property. Assistance-animal requests are handled as required by federal fair housing law.
Not a party house
Keep noise respectful, especially late at night and early in the morning. Many housemates work early or late shifts.
Smoking & vaping
Not allowed inside the house or on porches and decks. Only permitted 30 feet or more from the building.
Parking
One assigned off-street spot per resident. Park only in your space and never block others.
Kitchen & food
You get your own shelf in the fridge, freezer, and cabinets. Don't use others' food. Clean up right after you cook.
Cleanliness
Keep shared spaces clean. It is a courtesy to housemates and the best way to keep pests away. A professional cleaner visits monthly.
Respect & safety
Violence, threats, or any conduct that brings police to the property means immediate lease termination.
Enforcement: a first violation receives a written warning, a second violation a $250 fine, and a third violation may result in lease termination. Rules summarized here are for information only. The signed lease and House Rules Addendum control.
